With Pandit (Authentic Vastu Yagya & Shodashopachar Procedure): 

Step 1 (Advanced Purification): The priest will execute complex elemental purification (Bhuta-shuddhi) and formally seal the directions of the property. 

Step 2 (Ghot Sthapana): Using the strict Eastern method, the priest will establish the Holy Pot (Ghot) on a base of Ganga Mitti. He will install the four bamboo Teer Kathi, bind them with the Raksha Sutra, and fill the pot with the Pancha Ratna, Pancha Sashya, and Saptamrittika (7 Sacred Soils). 

Step 3 (The Vastu Grid): The priest will draw an 81-square Vastu Mandala (Ekasitipad Vastu Yagya) to invoke the specific deities of the land, worshipping them with the 16-step (Shodashopachar) method, concluding with the complete Tambula (Supari, Clove, Cardamom, Haritaki). 

Step 4 (Navagraha Homa): Because planetary alignments deeply affect Vastu, the priest will use the Gobar, Cow Ghee, and the specific Navgrah Samidha (9 planetary woods) to perform a powerful fire sacrifice, pacifying all celestial bodies.
